Limecombe is a stunning detached cottage situated in a secluded position surrounded by moorland in the Exmoor National Park near Simonsbath and can sleep ten people in five twin bedrooms. Four are ground floor twins with en-suites, with two being accessed by an external door. The fifth twin room is on the first floor and there is a first floor bathroom.

The rest of this property contains a kitchen with dining area and a sitting room with woodburning stove. There is an external utility. To the outside there is ample off road parking and a lawned garden with furniture.

Limecombe is a perfect retreat for families or friends looking to explore the great outdoors.

Fantastic Cottage for a Family Christmas
Limecombe was booked with a view to spend a family Christmas together - eight adults, one teen and a toddler - plus the dog. In the end, only six of us made it as one branch of the family were stricken with "the virus". In one way it was a good thing as the stone floors, steep stairs, open fireplaces and running water outside doesn't really make the property toddler friendly. But those that did arrive had a ball. The kitchen is well equipped - and coped with Christmas dinner for six. The layout of the property, with a large kitchen/dining area meant that we could all sit around chatting while the house chef cooked and delegated. We decided that ten adults might be a bit of a squeeze, certainly wouldn't get ten in the living room together, but for our number the cottage felt spacious and roomy. When the sun did come out (briefly) the surrounding countryside is fabulous with plenty of dog walking (wet and dry) on the doorstep. Our only criticism is the mile of rough track leading to the cottage. Our 4WD coped admirably but the half of the party in a 2WD Kia Sportage had a white knuckle ride in the dark that they didn't care to repeat, even in the daylight. All in all, we plan to go back - but maybe at a better time of year weatherwise.

We stayed as an extended family group for one week, we all wished we could stay longer. The cottage is beautiful, beautifully fitted out with everything you could possibly need. The location is stunning and very secluded. I wouldn't hesitate iin recommending this cottage to anyone and am sure we will return to this amazing place.

The true meaning of location is everything
Limecombe Cottage, Near Simonsbath Somerset. This cottage is located about a mile North West of Simonsbath in Somerset, close to the Devon boarder. Located more specifically in the ?Exmoor Forest Estates? in Exmoor it is described by the owners as the most ?remote and unspoilt? location and we could only agree, Perfect!!!. Almost self contained (by way of amenities) we think you'll enjoy this location, we did, our age range was 2 to 70+ years and three dogs (by arrangement). Access to the cottage is through a working farm which had two different type of sheep and two different types of cattle. (The details of which was contained in the informative visitor book).The cottage itself is set in its own grounds, which I guess to be about an acre+ of natural hillside (all fenced off). Some of which is mowed so you can enjoy the outside furniture with ease. The views give you a little insight to what was right on your door step, Exmoor. There is a gate off towards a stream down a steepish path but we found crayfish, frog/toad spawn and small fish, even this high up in the hillside. (Smaller children will need to be supervised). If you wondered a little further on and up the hill opposite, and remembering your on a working farm you may be lucky enough to spot some Deer in those top fields too. The cottage has five bedrooms each en-suit with quality towels and hairdryers in each room, we all found the beds very comfortable with crisp white bedding. The ?wing? bedrooms had lovely showers and the upstairs bedroom had a large bath to sink into. Incidently we always had plenty of hot water. Extra bedding was stored in the airing cupboard, just in case it was chilly (but we didn?t need it the cottage was warm and comfortable). The bedrooms themselves were decorated in neutral colours with storage and bedside units and lighting to compliment the environment. (See the floor plan to see the layout in more detail, and note that two bedrooms can be made up so that the beds become Kingsize beds, as per your requirement). The sitting room has digital TV, DVD player, games and books and the seating, the wood burner for that cosy warm evening. Initial fuel is free but extra logs can be purchased and paid for in the honesty box. The kitchen/refectory can easily cope with a full house of people. We found it to be well equipped with lots of plates, bowls, cups, glasses, knives and forks etc. Frying pans, saucepans all there. The kitchen had a two gas ovens and hob, dishwasher (very handy) and washing machine and 80/20 fridge freezer. Plenty of storage for food too. An extra fridge was located in the outhouse/drying room with a tumble dryer, the drying room is also a good storage area for bicycles if you bring them, which incidentally had a supply of disposable Bar-B-Ques again at an extra cost paid for via the honesty box. Outside on the south facing garden area had three picnic benches, just perfect to gather around and enjoy the fresh air and utter peace, the front area had a bench too just in case you wanted to enjoy a different idyllic view. In summary, this cottage is clean, well presented, warm and comfortable and equipped to suit most needs but if all else fails the housekeeper is always a phone call away to help, which would be quite rare I feel given that most things are available and easily straight forward. Whilst this is just one opinion the visitor book was full of praise and positivity. Top tips: We had Tesco deliver our food but I met them on the road down by the farm (use the farms post code), our driver admitted he would have never found the cottage without help. There is no mobile signal at the cottage or in the village, drive up on the moor for signal but the cottage does have a landline phone for emergencies I guess, sensible reassurance. If your new to the area there are the obligatory information leaflets and some discount vouchers BUT the cottage does have a few maps to seek out those areas off the beaten track walks etc. if you haven?t down loaded the O/S maps to your phone for the area. Whilst I?m not allowed to add websites I know the cottage is on the very well know video channel under the title Limecombe Cottage, if that doesn?t wet the appetite not much will. Enjoy.
